Both are good choices. However, a law office handles much more than real estate transactions. A title company focuses only on real estate transactions. It’s what we do all day, every day. Secondly, the law office will contact the title company to order the title search and title insurance commitment, so why not just go to the source?
So, How Do You Choose A Title Company?
Here are some questions you should ask:
- Where is the title company located? Ask yourself, “Is there a good title company near me?“
- How long has the title company been in business and what is the experience level of the settlement agent handling your transaction?
- Does the title company provide title insurance? If so, with whom do they underwrite?
- Do their insurance agents have abstracting (title searching) experience?
- What are the title company’s settlement fees?
- Does the lender or real estate agent benefit from your use of this title company?
- How many E&O (Errors & Omissions) claims has the title company had to make in the last five years?
